I’ve had a lot of similar questions come up lately, so I wanted to take a minute to share what I’m seeing in the Omaha market right now and what it might mean for you if you’re thinking about making a move.
Things are still moving, just differently depending on price point.
Should you wait for rates to come down?
This comes up a lot.
If you’re in a position to buy and it makes sense for your situation, waiting usually doesn’t give you the advantage people expect. When rates drop, more buyers jump back in, which increases competition.
Right now, there’s still opportunity, especially in that mid-range where things have softened a bit.
Are builders offering incentives?
Some are, but it’s specific.
I’m seeing incentives more often on certain floor plans or less desirable lot locations. It’s not across the board, but there can be value there if you’re open to different options.
If you’re selling, condition matters
Buyers are paying attention right now, and homes that feel neglected are taking longer to move.
Before listing, it’s worth addressing:
Deck repairs or staining
HVAC maintenance or replacement if needed
General exterior upkeep
You don’t need a full renovation, but clean and well-maintained makes a difference.
Homes that are priced right and show well are still moving within that ~27 day window.
What buyers are looking for
A few things continue to stand out:
Main floor flex spaces
Rooms that can shift between office, guest space, or playroom.
Working kitchens / sculleries
More prep space and hidden storage beyond a standard pantry.
Usable outdoor living
Spaces that feel intentional, with shade, seating, and a bit of ambiance.
Oversized garages
Extra storage and functional space continue to be a big plus.
Mixed metals in finishes
Lighting, plumbing, and hardware don’t need to match perfectly. A mix feels more current and layered.
Final thoughts
The Omaha market is still active. Buyers are buying and sellers are selling, but it’s requiring a bit more strategy than it did before.
Pricing, condition, and understanding your position in the market all matter.
