Can we put a lot on hold before we make a final decision?
Yes! A lot hold gives you the first right of refusal if another party is interested in the lot. Lot holds are refundable within the first 30 days and vary based on the type of home you plan to build.
Richland: 30-day hold for no fee]
Pine Crest: 30-day hold for no fee in most areas
Woodland: $3,000
Birchwood: $6,000
If you move forward with the build, the lot hold fee will be applied to your down payment.

What are the steps for building a new-construction home?
When you build a Pine Crest or Richland home, we’ll meet in the design room, where you’ll select the majority of the features of your new home. Then, the build begins! Later, you’ll also have the opportunity to select other finishing touches.
Woodland and Birchwood homes are fully customizable, so we’ll walk through all of the pre- and post-build steps together. Visit the Woodland and Birchwood pages to see all of the steps in the process.

We build homes in the Omaha metro, including Bennington, Gretna, Papillion, and Elkhorn, as well as in Lincoln, Waverly, and Fremont.

How long does it take to build a custom home?
The answer depends on which type of home you choose and the level of customization. A fully customizable home will take longer to build than one with fewer choices.
These typical build timeframes can give you an idea of what to expect:
Richland — 6-9 months
Pine Crest— 6-9 months
Woodland — 10-12 months
Birchwood — 12-18 months

What fees are required to get started?
The answer depends on which type of home you plan to build.
Richland: $2,500 is due upon signing the contract for your home. Another $2,500 is due following your design selections.
Pine Crest: $5,000 is due upon signing the contract for your home. Another $10,000 is due following your design selections.
Woodland: Woodland homes require a 5% down payment and a $1,500 drafting fee, both of which are non-refundable. A $3,000 lot hold is also available and is refundable within the first 30 days. If you move forward with the build, the lot hold fee will be applied to your down payment.
Birchwood: Birchwood homes require a 10% down payment and a $3,000 drafting fee, both of which are non-refundable. A $6,000 lot hold is refundable within the first 30 days. If you move forward with the build, the lot hold fee will be applied to your down payment.
