Omaha Real Estate Market Update | April 2026

Spring is in full swing, and the Omaha market is keeping pace.

We’re seeing steady demand, price growth, and a slight increase in inventory, enough to give buyers a bit more flexibility while still keeping things competitive.

What the Numbers Are Showing

Looking at February year over year:

  • Pending sales increased

  • New listings increased

  • Average price rose to $369,494 (+8.8%)

  • Closed sales dipped slightly

  • Inventory remained nearly flat

So while things aren’t dramatically shifting, there’s a subtle change happening as we move deeper into the season.

Design Feature: Living Walls

A living wall or vertical garden is a creative way to bring greenery into your space.

Whether indoors or outdoors, it adds texture, improves air quality, and creates a unique focal point without requiring a full renovation.

Design Inspiration: Enchanted Garden Style

The “enchanted garden” look is about creating a space that feels thoughtful and inviting.

Start with inspiration, then choose plants that fit your environment and bloom at different times. Adding pathways, seating areas, or layered greenery can help create a space that feels intentional and easy to enjoy.

Spring Home Tip: Gutter Maintenance

Spring is the perfect time to clean out gutters after winter buildup.

  • Remove leaves and debris

  • Check for cracks or loose fasteners

  • Run water through to ensure proper drainage

  • Make sure downspouts direct water away from your foundation

Something Local!

Storm Chasers games are back at Werner Park throughout April, offering a simple and fun way to get out and enjoy the season.
