As your new-build REALTOR®, I’ll provide you with a seamless build process that culminates in a beautiful home filled with charm and ready for new memories to begin.

Many agents work for you until you sign the contract, but for me, post-contract is where the real work begins. I’ll be your partner throughout the entire new build process — think of me as your coach, cheerleader, co-pilot, and concierge, all wrapped in an experienced, fun-to-work-with package.

When homebuyers ask what it’s like to work with me, the first thing I tell them is we’re a team. I’ll be by your side from the very beginning to the very end (and beyond), to turn into your dream home. 

 Here’s what you can expect from me:

  • I provide a deeper level of engagement than your typical REALTOR®Realtor. I’ll guide you through each step of the process, be there to help you make decisions, and attend all of your in-office and jobsite meetings. 

  • I’ve built more than 100 new-construction homes with my clients (and custom-built six homes of my own!). You don’t have to reinvent the wheel — I’ve seen and done it all before, and I use that know-how to your benefit. 

  • I’m a fixer. When speed bumps happen (which they inevitably do), we’ll get past them together and keep you focused on your goal.  

  • I love teaching my clients about how custom home building works. You’ll walk away with helpful knowledge you can use if you ever choose to build again. [Could link to resources here] 

  • I’ll be your personal knowledge hub throughout the process, helping you review plans and get answers to your questions. During the build, I’ll attend every meeting, read every email, and send you progress photos as your new home comes to life. You’ll never have to go it alone. I’ll be by your side for every meeting, including plan reviews, design room meetings, and the new home orientation.

Design Guidance

When I do something, I go all in. I keep up on home décor trends so I can support you when you need design guidance. If you’re unsure about a choice, I’ll reassure you (and even get you excited about it!). And if you need a tiebreaker, I’ll be that vote.

  • Building a new home can be a thrill…or it can feel overwhelming. The REALTOR®you choose makes all the difference. 

    When you buy a new construction property, you need more than someone who makes the sale. A seamless build process requires a REALTOR®who has a deeper level of engagement than your typical agent — someone who provides white-glove service at every step along the journey. 

  • We build homes in the Omaha metro, including Bennington, Gretna, Papillion, and Elkhorn, as well as in Lincoln, Waverly, and Fremont.

  • The answer depends on which type of home you choose and the level of customization. A fully customizable home will take longer to build than one with fewer choices.

    These typical build timeframes can give you an idea of what to expect:

    • Richland — 6-9 months

    • Pine Crest — 6-9 months

    • Woodland — 10-12 months

    • Birchwood — 12-18 months

    If you’re hoping to move in sooner, a model home could be the perfect choice. We typically have 50+ models at various stages of construction to choose from. Contact me for a complete list. 

  • Yes! A lot hold gives you the first right of refusal if another party is interested in the lot. Lot holds are refundable within the first 30 days and vary based on the type of home you plan to build. 

    • Richland: 30-day hold for no fee]

    • Pine Crest: 30-day hold for no fee in most areas 

    • Woodland: $3,000 

    • Birchwood: $6,000 

    If you move forward with the build, the lot hold fee will be applied to your down payment.

  • We build homes in the Omaha metro, including Bennington, Gretna, Papillion, and Elkhorn, as well as in Lincoln, Waverly, and Fremont.

  • The answer depends on which type of home you plan to build.

    Richland: $2,500 is due upon signing the contract for your home. Another $2,500 is due following your design selections.

    Pine Crest: $5,000 is due upon signing the contract for your home. Another $10,000 is due following your design selections. 

    Woodland: Woodland homes require a 5% down payment and a $1,500 drafting fee, both of which are non-refundable. A $3,000 lot hold is also available and is refundable within the first 30 days. If you move forward with the build, the lot hold fee will be applied to your down payment.

    Birchwood: Birchwood homes require a 10% down payment and a $3,000 drafting fee, both of which are non-refundable. A $6,000 lot hold is refundable within the first 30 days. If you move forward with the build, the lot hold fee will be applied to your down payment.

  • When you build a Pine Crest or Richland home, we’ll meet in the design room, where you’ll select the majority of the features of your new home. Then, the build begins! Later, you’ll also have the opportunity to select other finishing touches.
